Construction Manager / Owner Representative

Responsibilities
As a Construction Manager with Presidium, you will report to the SVP of Construction and will act as the Owner's Representative and manage all activities associated with the construction of all ground-up multifamily and mixed-use projects while adhering to the project schedule, budget, lender and/or ownership (partner) requirements.
Responsibilities include, but are not limited to:
- Coordinate and facilitate general construction activities
- Assist in preparation of project budget project projections and estimates
- Interface with Presidium's development group and assist in drawing and specification preparation as well as review pricing and consultant/construction contracts
- Monitor and review contractors' work as it relates to budget, schedule, scopes of work and owner's quality program
- Direct activities of general contractors, venders and related consultants
- Prepare construction progress reports for the development group and/or ownership
- Prepare and monitor cost estimates, budget updates, change order reports
- Review working drawings, submittals, and monitor RFIs
- Administer change order procedures and contractor progress payments;
- Maintain and monitor the progress of punch lists
- Control project documentation and historical data regarding construction
- Assist Owner and/or developers in budget estimates, material selection, cost estimating, construction contracts and cost monitoring
- Encourage a safe working environment and reviews all required OSHA and Worker's Compensation safety and accident reports with the General Contractor
Successful candidates will possess the following qualifications:
- Bachelor's degree, preferably in construction science, engineering or related field from an accredited institution
- Five or more years general contractor or construction related experience with two or more of the years being in a management role
- Advanced knowledge of Microsoft Office, MS Project and Procore
- Maintain professional demeanor in contentious situations for leadership role
- Demonstrate understanding and successful application of general construction terminology and processes
- Exchange ideas, information, and opinions with others to formulate policies and programs and/or arrive jointly at decisions, conclusions, or solutions
- Perform numerical and financial calculations including calculating surfaces, volumes, weights and measures
