Construction Project Manager
Presidium Property Management, LLC, a vertically-integrated investment, development, and property management group headquartered in Dallas, Texas, seeks seasoned Construction Project Manager to support our efforts in the Austin market. The Construction Project Manager is responsible for overseeing 2-3 ongoing property renovation projects at any given time. Subject properties range from 200-400 units in size.

Primary Responsibilities
- Oversee 2-3 property renovations at any given time, both exterior and interior
- Ability to assist with property due diligence inspections - assess property conditions, estimate repair and construction costs, create projected budget, etc.
- Work with vendors during the due diligence period to develop and bid out project scopes (both interior and exterior)
- Negotiate and manage vendor contracts
- Manage permitting and inspection process as needed
- Dialog with city inspectors, contractors, and vendors to ensure project success
- Assist in developing project budgets and timelines for renovation projects
- Identify and analyze all cost saving opportunities
- Work with various vendors to select and procure renovation materials including hardware, lighting fixtures, flooring, appliances, etc.
- Control vendor scheduling and general project logistics
- Communicate effectively with the on-site management teams through the renovation process
- Inspect all contractor work for completion and quality
- Work closely with various other members of the Presidium team such as: Project Coordinator, Senior Designer, Community Directors, etc.
- Create turnover packages at the completion of each renovation project
Successful candidates will possess the following attributes:
- A minimum of two years construction and / or project management experience, preferably in a multifamily setting.
- Strong organizational skills and attention to detail
- Strong financial & accounting knowledge
- Budget analysis and value-engineering skills
- Ability to adapt to changing demands and priorities
- Strong experience with MS excel and word
- Ability to read and write English fluently
- Ability to understand and/or speak Spanish highly desirable
